Privacy Policy

Transaction Runner ("we," "us") provides a real-estate transaction management application for licensed Transaction Coordinators. This Privacy Policy explains what information we collect, why, how we use it, and your choices.
1. Information We Collect
From Transaction Coordinators (account holders): name, email, hashed password (handled by Firebase Authentication), brokerage affiliation, and the transactions they create.
From transaction parties (agents, lenders, title officers added to a transaction): name, role, email address, and mobile phone number. This information is provided by the Transaction Coordinator who is your point of contact on the deal.
Automatically: standard application telemetry (device type, app version, error logs).
2. How We Use Information
- To operate the Transaction Runner application and authenticate users.
- To send transactional emails (via SendGrid) and SMS (via Twilio) about specific real-estate transactions you are a named party to.
- To honor opt-out and consent records.
- To respond to support requests.
3. Information Sharing
We do not sell personal information. We share information only with:
- Service providers that operate our infrastructure: Google Firebase (auth, database, hosting, functions), SendGrid (email delivery), Twilio (SMS delivery). Each is bound by their own data-processing terms.
- Other parties to the same transaction, only as part of the task coordination feature of the app.
- Law enforcement, when required by valid legal process.
4. Your Choices
- SMS opt-out: reply STOP to any message. See SMS Program Terms.
- Email opt-out: contact support@transactionrunner.com. Note: transactional emails about deals you are a party to are essential to the service.
- Account deletion: account holders may delete their account and associated transaction data by emailing support@transactionrunner.com.
5. Retention
We retain transaction data for as long as the Transaction Coordinator's account is active, plus a reasonable archival period required by real-estate record-keeping rules. SMS consent records are retained for at least four years per FCC TCPA recordkeeping guidance.
6. Security
Data is stored on Google Cloud (Firestore). Transport is TLS-encrypted. Secrets (API keys) are stored in Firebase Secret Manager.
7. Children
Transaction Runner is not directed to anyone under 18. We do not knowingly collect information from minors.
8. Changes
We will update the "Last updated" date when this policy changes. Material changes will be announced in-app.
